Severn is the area immediately north and west of the city of Orillia. It includes waterfront properties along Lake Couchiching, rural and farm properties and the quaint Village of Coldwater as well as the shopping mall on Orillia's outskirts and some of the Orillia area's most prestigious developments..
The waterfront areas include Big Chief Hill, Cumberland Beach and several small communities that dot Lake Couchiching, they are all between Highway 11 and the lake. West of Highway 11 are some beautiful rural areas for people who want to get away from it all but still be a close drive to the city.
Immediately to the north and west of Orillia lies Marchmont and several other enclaves that feature large, often custom-built homes in gorgeous surroundings.
Further west along Highway 12 lies the Village of Coldwater, a unique and quaint community with a heritage downtown, plenty of ammenities and the picturesque Coldwater river running through it.
